DAPH – TRAND Bonds & Land banking

Funds from DAPH – TRAND bonds sales are invested 80% in land banking and 20% in soft loans to eligible registered members in the SME Membership class who we charge interest of 8% pa. 80% of the land banks are used for Diaspora estates being developed by Orisson Residency Developments. Bond Investors in the categories listed in the table below are the ones that are eligible for both “Rent to Own” housing scheme and the social housing programs that are won by raffle draws using SET – Raffle coupons. The social housing program makes up 5% to 10% of built-up housing units in our Estates. DAPH – TRAND bonds issue are tied mostly to verified estate projects by Orisson Residency Development.

TRAND bonds have 5-year maturation after which you take back your principal now convertible a down payment for a Hosing unit in any of our Estates of your choice. For those that are investing for profit and not property ownership, your yield or Consolidated Returns On Investment (CROI) is paid annually. You can liquidate the investment at any time. However, premature liquidation penalty is that you can only take your principal and no accruing yield of that year. 

Consolidated Returns on Investment (CROI): 

Returns on TRAND bonds yield is paid in parts that are consolidated to 40% pa. The yield or CROI are: 10% Cash, 10% TRAND tokens (non-convertible) and 20% SET-Raffle Coupons. The principal (Invested sum) is repaid in Principal TRAND which you can convert back to Cash through TRANDEx.  Check Bond options below.

Notes:  

  1. Investment in DAPH – TRAND bonds is optional for DAPH Coop Members. Each bloc represents a housing unit to buy or rent.
  2. DAPH – TRAND bond investors funds go into escrow accounts for land banking. 80% of Bond funds go into land banking, while 20% is spread across social housing (10%), Cooperative clinic in the Estates to be developed gradually across ND economic region (5%) and SME equity financing (5%).
  3. You can also use your Trand Bonds as down payment for your precast home. Buy bonds monthly for 10 to 12 months over a 3-year period to get your Certificate for “Proof of repayment Capability”. This shows that you can repay your balance. 
  4. Profits from land purchased for estates is used to repay investors, Clearing and estate infrastructure development.
  5. Payment for housing units in these estates is 80% – 100% in TRAND tokens. Sometimes cash is accepted to a limit of 20%.
  6. Home buyers that are not invested in DAPH – TRAND bonds cannot be beneficiaries of “Rent to Own” housing program. They must have complete cash value of the home before they can buy. They can buy only Shell homes, not off plan.  They will also be exposed to price hikes on the housing units, but DAPH – TRAND bond investors enjoy rent to own and still buy at a stable price. However, a non-investor that wins a “Rent to own” raffle can resell it in TRANDEx.
  7. Precast building solution with 35% down payment and balance 65% on milestone financing for eligible clients is available, subject to terms and conditions.
